Our story began in 2010 when we first invested in the Virgin Islands. We’re fueled by our passion for identifying the hidden potential in homes and creating amazing spaces.

In 2017, we faced the formidable challenge of rebuilding in the wake of twin Cat-5 hurricanes. Amidst the devastation, we saw an opportunity to revive damaged and unlivable properties. As major hotels remained offline, the demand for short-term rentals skyrocketed, catering to relief workers and contractors. Subsequently, the global rise of Airbnb and VRBO rentals opened doors for more travelers and remote workers.

What don't I know?

Many chose to purchase property in the Virgin Islands without fully understanding their investment or the details of doing business locally. Did you know that when buying property in the US Virgin Islands most insurance companies shy away from insuring wooden and “mixed” construction buildings because of hurricanes? The quality of concrete construction can vary considerably. I can help you navigate this tricky essential and many more when buying your next property.

Should I buy a house or a condo? Which neighborhood?

Important questions that depend partly on personal preference. There are distinct pros and cons for each. COA fees and “special assessments” can vary widely across different condo complexes, impacting your ROI. Houses require additional owner maintenance of roofs, water cisterns, septic systems, and generators, to name a few. Specific areas and neighborhoods are significantly better for rental income than others.

What is the estimated occupancy rate and income?
Every property is unique. We model and estimate occupancy and rental rates based on factors including location, size and interior/exterior appeal of the property. Additionally, we create a custom “comp set” of nearby rental properties and analyze their combined data to refine our projections with real-world data.
Should I remodel? What is the ROI?

We have extensive remodeling experience and a “rolodex” of trusted contractors and skilled tradesmen to get jobs done. Remodeling without local expertise can be a nightmare, we’ve seen it all! We are able to provide ballpark estimates for remodeling projects, which we can then refine with specific estimates from contractors. We will estimate the impact to occupancy, nightly rates, and property value, to provide you with an estimated ROI for the project.

Our Services
On-Site Consultation
An in-depth property analysis with on-site walk through of an individual property. In addition to our Investment Analysis, will we provide our own, informal, Inspection Report with pictures that will include any “red flags” we see regarding the construction, maintenance, and condition of the property. We commonly unearth high-dollar issues that go unnoticed or unmentioned in local “traditional” bank-required inspection reports. Importantly, specific recommendations to maximize the rental potential of the property, with input from our Design Team, will also be provided.

Investment Analysis

Financial review and forecasted rental income for a specific property. Also includes ballpark estimates for potential remodel and furnishing costs. This review is conducted with our online resources and in-house knowledge. It does not include on-site visits.
