Do you check on my property before and after guests check-in/check-out?

How do you prepare for natural disasters like hurricanes?

Ensuring the safety and well-being of our guests and protecting your property during natural disasters like hurricanes is a top priority for us.

Before the devasting hurricanes of Irma and Maria in 2017, our team thoroughly secured properties, weathered the storm in St. Thomas and began recovery efforts immediately after. Having the experience of being born and raised in the path of numerous hurricanes, storm readiness is in our DNA and part of our core competencies.

Our comprehensive disaster preparedness plan includes the following:

  • Closely monitoring developing storms
  • Communicating with owners and guests
  • Inspecting properties to ensure readiness
  • Securing all outdoor items and shuttering up homes to protect property
  • Taking photos for insurance purposes
  • Post-storm assessments
  • Use of trusted local contractors and service providers when needed

When can I use my property for personal use?

Anytime that you would like!

We have no restrictions on the amount of time that you can use your property. Our online booking system allows you to securely log in and access a live calendar view of your property. We block out and reserve any open dates for your personal use.

Financials – What is provided each month?

We take a professional and transparent approach to financial reporting. Each month, you will receive a detailed summary of rental income and expenses.

Our P&L reports are generated on professional accounting software and reviewed/reconciled by our CPA firm.

Reports are accompanied by copies of receipts and invoices for expenses. Local hotel tax forms are filed and reported.

At yearend, you will receive a comprehensive calendar year report and 1099 rental income filings. Everything you need to make your yearend tax reporting simplified.

Can you help me remodel or update my property?

Yes! We have over 10 years of remodel experience in St Thomas. From simple updates to fully gutted interiors. A remodeled and updated rental unit will significantly outperform, both from a higher occupancy rate and a higher nightly rental rate.

From Design to Project Management to Furnishings and Finishings, we have you covered and can assist with your projects.

You simply won’t find this level of experience and expertise from most other property managers.

What happens if a guest damages my property during their stay?

All guests are required to either pay a security deposit before checking in or purchase damage insurance.

While rare, damage can happen and any damage to your property is protected up to the deposit or insurance limit.

We will hold security deposits or process claim requests on your behalf. You will also be notified with pictures if and when damage is found that requires a claim.

How do you handle guest reviews and feedback?

We review and leave feedback for all guests. In turn, we encourage guests to leave feedback on their stay and provide feedback to us.

Encouraging positive online reviews helps to market properties and increase your occupancy rates.

Can you help me understand the potential ROI for a property?

Yes, we can. Without a solid understanding of your potential income and expenses, it’s impossible to understand your expected return on investment (ROI). Our first-hand experience managing properties and investment-finance background can help you understand your investment or potential investment property.
